The challenge
At 101 Collins, delivering "6-star service" isn’t simply an aspiration—it’s the standard. But while their offering is unmatched in quality, a key challenge remained: how to make these services visible and effortlessly accessible to the people who matter most, the building members.
Refinement, elegance, and luxury are woven into the fabric of the 101 Collins brand, so any solution needed to amplify this experience. They sought more than a tenant engagement app; they wanted a digital extension of the building itself, one that set a new benchmark in the commercial property space.
The goal was ambitious but clear. The app would provide seamless access control, enabling secure and intuitive navigation throughout the building. It also needed to showcase every service and experience 101 Collins offers, from premium end-of-trip facilities and wellness options to EV charging bays, bike servicing, curated retail, and fine dining. On top of that, it had to act as a direct communication channel, sharing updates, exclusive offers, and events while maintaining a sophisticated, user-centric experience.
What we did
To transform the tenant experience at 101 Collins into a seamless and luxurious journey, we worked with our development partner Applickable to create a sophisticated digital platform encompassing cutting-edge features, tailored aesthetics, and seamless integrations.
Seamless access control
At the core of the app’s functionality is the integration of advanced access control through our proprietary ResiKey platform. This feature enables tenants to manage staff access intuitively using an admin portal. The process is streamlined and secure: staff receive an onboarding invitation, download the app, and add their digital credentials to their Apple or Google Wallet in just a few taps. Once set up, users can access restricted areas with a simple swipe of their phone or smartwatch. It’s a seamless experience, all while maintaining the highest security standards.
An elevated tenant engagement app
Developed in collaboration with with design partner Hundredweight, the tenant engagement app is more than functional; it’s an extension of the 101 Collins brand, embodying its elegance and refinement. The app connects building members to premium facilities like end-of-trip amenities, a cutting-edge wellness center, EV charging bays, and curated food and retail experiences, both in the building and surrounding precincts. On top of that, it offers dynamic content such as news, exclusive offers, bookings, and events, keeping users engaged and inspired to return.
With timely notifications and reminders, the app ensures tenants never miss an important event or appointment, delivering a luxury-enhanced experience to their everyday workday.
Expanding functionality to the web
To provide even greater accessibility, the tenant engagement experience was also translated into a desktop-friendly web app. While omitting access control, the web platform mirrors the mobile app’s features, allowing building members to explore facilities, manage bookings, and stay connected from the comfort of their desk.
Powerful admin console
The admin console brings comprehensive management tools to both tenant administrators and the security and building management teams. Tenant admins can oversee staff access, create accounts, and trigger permission requests within a secure framework. For building managers, the console offers enhanced functionalities, such as managing tenancies, creating events, and streamlining operations from a centralised platform.
Seamless system integrations
To deliver the ultimate seamless experience, the app was designed to seamlessly integrate with 101 Collins’ existing systems:
- Integriti for security management
- Otis for elevator access, enabling users to reach their floor with a swipe of their phone
- Gantner for smart lockers in the end-of-trip facilities
- Ground Floor for real-time parcel delivery notifications
- RISE to enable wellness center bookings
- Statamic for unified content management, aligned with their website
- Klaviyo for intelligent segmentation and marketing communications
- MixPanel for actionable insights and analytics
A thoughtful, personalised launch
Launching the app across such a prominent commercial space required a hands-on, tailored approach. The onboarding process focused on direct communication with each tenant, ensuring they were supported step-by-step. A pop-up booth in the building’s foyer generated excitement, guiding users through app setup, addressing questions, and highlighting its features.
This approach paved the way for exceptional adoption rates. The initial goal was to onboard 10% of the building population within 30 days. This milestone was surpassed in just one week. Within the first 30 days, 40% of the population had adopted the app. By the three-month mark, this had grown to an impressive 70%. Engagement metrics remain consistently high, with tenants sharing positive feedback about how the app has enhanced their day-to-day experience.
